We began our journey in partnership with Tom Mills, trading as Emergence Property. In Q1 2026, we transitioned to operate as WPG, continuing to deliver the same proven strategy with the same expertise and systems we've refined over nearly a decade of hands-on experience.

We started small, slow and laser-focused. With both of us working full-time jobs and one partner frequently overseas we had to be strategic. In 2018 we pooled our savings, aligned our goals and launched our journey with one clear plan: buy single-let family homes using the Buy, Refurbish, Refinance (BRR) model.
Starting Capital: £60,000 (combined)
First Investments: Two properties – one in Gateshead (3-bed semi) and one in Consett (2-bed terrace converted to a 3-bed)
Approach: Full refurbishments to add value and secure long-term tenants

By 2019 we left our jobs to go full-time in property. The momentum grew quickly: we built an exceptional in-house team, partnered with trusted refurbishment crews and refined our systems. At our peak we were sourcing, refurbishing and letting 8-10 properties every month.
But while the business boomed we realised something important: long-term financial security comes from a solid personal portfolio – not just the demands of a growing company. So we set a new goal: build a portfolio of 26 properties in 2 years.
From 2020 onwards, we focused on growing our holdings: steady, deliberate and without distraction.
